Seems like new launches are coming on fast and furious. And a lot of them are rather large scale developments.
Last month we saw the launch of Affinity @ Serangoon as well as The Garden Residences. Both located at the Serangoon North area. Sales results were average at best. About 110-140 units were sold at Affinity at Serangoon, indicating an 11-14% take-up, whilst 60-90 units were sold were sold at The Garden Residences (10-15% take-up).
In the next 2-3weeks, all attention will be on Park Colonial. A new development to be launched in the Woodleigh area.
The site of Park Colonial is located right next to Woodleigh MRT, NorthEast MRT Line. From there, you are 7 stops away to Chinatown. Travelling time should take about 15 to 20 minutes.
This proximity to the MRT I believe, will be one of the major draws for would-be buyers of Park Colonial.
Drivers will be able to hit town very quickly via CTE. And to head east, there’s the Bartley flyover.

There are also dual keys units but that is only applicable to 15 units of 2 bedrooms.

Park Colonial aims to position itself as an upmarket and luxurious development. The facilities and landscaping are quite extensive.
I guess as an upmarket ‘luxury’ condo, spa features is a must-have. Have to engage a masseuse to do house call I guess?
Grand drop off, high ceiling. The clubhouse is the design centrepiece of Park Colonial. It’s been awhile since we have had a development with a Victorian-era feel to it. Will the finishes of the unit’s interior match up to the clubhouse? We will have to see.
Park Colonial’s sales gallery doors will be opened to the public on 30th June. It should be a period of preview for 2 weeks before the actual launch in mid-July.
Prices are quoted to start from SGD7xxK. The per square foot price is believed to be in the regions of $17xx psf upwards. Quite a bit of difference from the $2000psf quoted in the media earlier.
I’ll leave it to you to make a judgment call if that’s a $300psf gain for you or the developer making a realistic adjustment to ensure brisk sales on their launch.
